Paia Real Estate Market Mid Year Update ? Maui Real Estate Team ...

Having passed the half way point of 2012, I thought it might be worth taking a look at how some of the real estate markets around the island are performing. There is no better place to start than Paia town where the Maui Real Estate Team office is located. When speaking of the Paia market, we also include the Spreckelsville and Kuau neighborhoods that are adjoining Paia. These Maui North Shore communities are popular due to their central location; access to great ocean sports; and the charms and character of the shops, galleries and restaurants of Paia. Here are the numbers followed by some thoughts on the Paia Real Estate market.

Sales Volume for Paia Real Estate Market

A Comparison of Real Estate Sales Volume in Paia, Maui during the First Half of 2011 and the First Half of 2012

There were 16 homes sold during the first half of 2012 at a median price of $457,500. Last year, there were 14 sales at a median price of $567,000. That is a 14% increase in volume and a 19% decrease in median prices. There was one condo sold in the Paia area in the first six months of 2012. There were none sold during that same period last year.

Here are a few other numbers worth noting from the first six months of real estate sales in the Paia area.

  • There were a total of five properties sold in the Spreckelsville neighborhood in the first half of 2012. That is up from three sold during the first half of 2011.
  • There was one oceanfront sale during the first six months of 2012. By comparison, there were two during the first six of 2011.
  • There were three bank owned sales (REO) and three successful short sales during the first half of 2012. During the first half of 2011, there were three shorts and three REO sales.
  • The high and low sales for the first six months of 2012 were $2,520,000 and $150,000 respectively. The high and low for the first six of 2011 were $1,950,000 and $182,000.
  • There were three sales in the popular Kuau Bayview neighborhood. There were two during the first six months of 2011.

With the small sample size of the Paia market, some of the differences between the two six month periods could be just as much a reflection of variability as they are any distinct market trends. Looking purely at the numbers, one might expect that values dropped considerably over the last year with 19% decrease in median prices. I would suggest that difference is based as much on variability between the properties sold as it is a reflection of any decrease in values. Prices may be down some when compared to early 2011, but the lack of true apples to apples comparable sales makes it hard to quantify the change accurately. Demand appears to be up slightly. This may be statistical noise, but there is also some anecdotal evidence to support this claim. Many of this year?s sales have gone under contract quickly and/or attracted multiple offers.

With less than six months to go, what can we expect for the rest of 2012? There are currently twenty-three homes for sale in the Paia area. Of the twenty-three listed, five of those properties are pending. Of note, all five pending are short sales. Two of the five short sales have been under contract for over a year. Among the eighteen active homes, seven are listed for over $2,500,000. That is a pretty good sized inventory of luxury homes for limited demand. Conversely, the inventory is tight under $2,500,000. The eleven properties listed for sale is less than six months supply based on absorption rates for the first part of the year. That doesn?t necessarily mean all of the current lower priced inventory will be snatched up over the next six months. Buyers are still looking for values in this market. While you may see a few reaches on quality properties, many buyers are waiting for the right property at the right price.

In addition to the homes listed for sale, there are four condos and two vacant lots for sale. The majority of the condos are at the Kuau Plaza building near Mama?s Fish House. There is one relatively rare offering at Sugar Cove in Spreckelsville. Both of the lots for sale are in Spreckelsville.

Contact The Maui Real Estate Team if you are in the market for Paia Real Estate. This is our backyard and we know the market very well. We would welcome the opportunity to discuss your Paia real estate needs.

(AP) ? Science now has the tools to slash the spread of HIV even without a vaccine ? and the U.S. is donating an extra $150 million to help poor countries put them in place, the Obama administration told the world's largest AIDS conference Monday.

"We want to get to the end of AIDS," declared the top U.S. HIV researcher, Dr. Anthony Fauci of the National Institutes of Health.

How long it takes depends on how quickly the world can adopt those tools, he said ? including getting more of the millions of untreated people onto life-saving drugs that come with the bonus of keeping them from infecting others.

"No promises, no dates, but we know it can happen," Fauci told the International AIDS Conference.

Some 34.2 million people worldwide are living with HIV, and 2.5 million were infected last year.

Secretary of State Hillary Rodham Clinton said the goal is an AIDS-free generation. That would mean no babies would be born infected, young people would have a much lower risk than today of becoming infected and people who already have HIV would receive life-saving drugs so they wouldn't develop AIDS or spread the virus.

"I am here today to make it absolutely clear the U.S. is committed and will remain committed to achieving an AIDS-free generation," Clinton told the more than 20,000 scientists, people living with HIV and policymakers assembled for the conference.

But it will require smart targeting of prevention tools where they can have the greatest effect ? including to high-risk populations that are particularly hard to reach because of stigma.

"If we want to save more lives, we need to go where the virus is," she said.

First, Clinton said it's possible to virtually eliminate the transmission of HIV from infected pregnant women to their babies by 2015, by getting the mothers onto anti-AIDS drugs. HIV-infected births are rare in the United States and are dropping steadily worldwide, although some 330,000 children became infected last year. Clinton said the U.S. has invested more than $1 billion toward that goal in recent years and is providing an extra $80 million to help poor countries finish the job.

Much of the AIDS conference is focused on how to get treatment to all people with HIV, because good treatment can cut by 96 percent their chances of spreading the virus to sexual partners. Fauci pointed to South Africa, where healthy people who live in a region that has increased medication now have a 38 percent lower risk of infection compared with neighbors in an area where HIV treatment is less common.

Drugs aren't the only effective protection. Fauci said male circumcision is "stunningly successful," too, at protecting men from becoming infected by a heterosexual partner. Clinton said the U.S. will provide $40 million to help South Africa reach its goal of providing voluntary circumcision to half a million boys and men this year.

A tougher issue is how best to reach particularly high-risk populations: gay and bisexual men, sex workers and injecting drug users. In many countries, stigma and laws that make their activities illegal drive those populations away from AIDS programs that could teach them how to reduce their risk of infection, Clinton said.

"If we're going to beat AIDS, we can't afford to avoid sensitive conversations, and we can't afford not to reach the people who are at the highest risk," she said.

So the U.S. will spend an additional $15 million on research to identify the best HIV prevention tools to reach those key populations in different countries, and then launch a $20 million challenge fund to support country-led efforts to implement that science.

The Obama administration already has been urging the countries that receive AIDS funding to target these specific populations, but dedicated money to address how to reach them is crucial, said Chris Collins of amFAR, the Foundation for AIDS Research.

Money is a big challenge during a global recession ? and for countries weary of the fight against a disease with an ever-growing number of people who need care

The world spent $16.8 billion fighting AIDS in poor countries, the hardest-hit, last year. But that's still $7 billion a year shy of the amount needed to nearly double the 8 million people getting life-saving drugs by the world's goal of 2015.

"This gap is killing people," UNAIDS chief Michel Sidibe told the conference. "My friends, the end of AIDS is not free. It is not too expensive. It is priceless."

Painting a room is perhaps the cheapest home improvement you ...

When painting your home, use neutral colors. Neutral colors will help you portray more space. To increase the amount of space that your room looks like it has, you can add broader, bigger baseboards. Both of these options can be done for a low price and will improve the look of your home.

Before making renovations on your home, you should make sure that you know your budget. Otherwise, you could end up with a home renovation project that you can not afford to complete. Making a budget is vital to making sure you can safely afford going through on a renovation project.

Painting a room is perhaps the cheapest home improvement you can carry out. A fresh coat of paint in a different shade or texture can completely transform a room for minimal cost. If your walls are not in the best condition and you don?t have time to re-plaster them before painting, consider hanging wallpaper instead, to avoid drawing attention to the damage.

Know your area. If your home is in a subdivision or small town, you do not want your home to stick out like a sore thumb. Look around before you decide to do any outer renovations, and try to fit in, at least a little. Homes that do not fit are homes that usually have a harder time should you ever choose to sell.

Now, of course, not everyone out there is attempting to sell their home. Some people just want to make improvements to change things around. Wherever you fall in the home improvement spectrum, remember to read this article closely and to use these tips to assist you. They just might help you get out of a jam.

LAF/Beautiful Womanhood ? ?The Woman's Place?

Posted By Jennie Chancey on July 19, 2012

[Editor's Note: This is a post from the original LAF site that I meant to bring over to the new one but forgot. After a couple of reader requests, I managed to locate the original file. This is?excellent material and illustrates why robust biblical womanhood negates any "need" for feminism. Women are already "empowered" thanks to God's high calling for them and the full scope for their abilities and gifts given to them within that multi-faceted role. Human rights are for both men and women and come because we are "endowed by our Creator," alike made in His image and worthy of dignity and respect. There is no need to play women against men to guarantee basic human rights. In fact, pitting women against men causes far more damage to individuals, families, and communities.

We talk a lot on LAF about the "family economy" and how it eliminates the whole mythical "work-family balance"?that causes eruptions in the blogosphere every time it is raised. Family is work, and what takes place within the family unit is far more than washing dishes and making beds. Those are normal routines of any daily life. The heart of the family is really and truly economic in every sense of the word. When the whole family is involved in work (whether it's a home-based business, a ministry, home education, hospitality and charity, community service, etc.), its members grow together in amazing ways and become more involved in one another's lives, thoughts, and dreams than if each member of the family goes in a different direction each morning to different locations with differing priorities and goals. Today, this is a radical way to approach life, but our ancestors prior to the Industrial Revolution lived it, breathed it, and built nations upon it. We can, too. What could be more empowering, freeing, or exciting? Enjoy the article!]

?The Woman?s Place? by R.J. Rushdoony

The Biblical doctrine of woman?reveals her as one crowned with authority in her ?subjection? or subordination, and clearly a helper of the closest possible rank to God?s appointed vice-regent over creation. This is no small responsibility, nor is it a picture of a patient Griselda. Theologians have all too often pointed to Eve as the one who led Adam into sin while forgetting to note that her God-given position was such that counsel was her normal duty, although in this case it was clearly evil counsel?.

It is a common illusion that in man?s primitive, evolutionary past, women were the merest slaves, used at will by primitive brutes. Not only is this evolutionary myth without foundation, but in every known society, the position of women, as measured in terms of the men and the society, has been a notable one. The idea that women have ever submitted to being mere slaves is itself an absurd notion. Women have been women in every age.

In a study of an exceedingly backward society, the natives of Australia, Phyllis Kaberry has shown the importance and status of women to be a considerable one. [1]

Few things have depressed women more than the Enlightenment, which turned woman into an ornament and a helpless creature. Unless of the lower class, where work was mandatory, the ?privileged? woman was a useless, ornamental person, with almost no rights. This had not been previously true. In 17th-century England, women were often in business, were highly competent managers, and were involved in the shipping trade, as insurance brokers, manufacturers and the like.

Up to the eighteenth century women usually figured in business as partners with their husbands, and not in inferior capacities. They often took full charge during prolonged absences of their mates. In some instances, where they were the brighter of the pair, they ran the show. [2]

A legal ?revolution? brought about the diminished status of women; ?the all too familiar view of women suddenly emerging in the nineteenth century from a long historical night or to a sunlit plain is completely wrong.? [3] A knowledge of early American history makes clear the high responsibilities of the woman; New England sailing men could travel on two and three year voyages knowing that all business at home could be ably discharged by their wives.

The Age of Reason saw man as reason incarnate, and woman as emotion and will, and therefore inferior. The thesis of the Age of Reason has been that the government of all things should be committed to reason. The Age of Reason opposed the Age of Faith self-consciously. Religion was deemed to be woman?s business, and, the more the Enlightenment spread, the more church life came to be the domain of women and children. The more pronounced therefore the triumph of the Age of Reason in any culture, the more reduced the role of women became. Just as religion came to be regarded as a useless but sometimes charming ornament, so too women were similarly regarded.

These ideas moved into the United States through the influence of Sir William Blackstone on law, who in turn was influenced by England?s Chief Justice Edward Coke, a calculating opportunist. As a result, his law books of the first half of the 19th century showed woman in a diminished role. Three examples of this are revealing:

Walkers??Introduction to American Law: The legal theory is, marriage makes the husband and wife one person, and that person is the husband. There is scarcely a legal act of any description that she is competent to perform?. In Ohio, but hardly anywhere else, is she allowed to make a will, if happily she has anything to dispose of.

Roper?s?Law of Husband and Wife: It is not generally known, that whenever a woman has accepted an offer of marriage, all she has, or expects to have, becomes virtually the property of the man thus accepted as a husband: and no gift or deed executed by her between the period of acceptance and the marriage is held to be valid; for were she permitted to give away or otherwise settle her property, he might be disappointed in the wealth he looked to in making the offer.

Wharton?s Laws: The wife is only the servant of the husband. [4]

There is an extremely significant clause in Roper?s statement:??It is not generally known?.??The full implications of the legal revolution were not generally known. Unfortunately, they did come to be generally supported,?by men. Even more unfortunately, the churches very commonly supported this legal revolution by a one-sided and twisted reading of Scripture. The attitude of men generally was that women were better off being left on a pedestal of uselessness. At a women?s rights conference, one speaker answered these statements, Sojourner Truth, a tall, colored woman, prominent in anti-slavery circles and herself a former slave in New York state. She was 82 years of age, had a back scarred from whippings, could neither read nor write, but had ?intelligence and common sense.? She answered the pedestal advocates powerfully and directly, speaking to the male hecklers in the audience:

Wall, chilern, whan dar is so much racket dar must be somethin? out of kilter. I tink dat ?twixt de niggers of de Souf and de womin at de Norf, all talkin? ?bout rights, de white men will be in a fix pretty soon. But what?s all dis here talkin? ?bout? Dat man ober dar say dat womin needs to be helped into carriages, and lifted ober ditches, and to hab de best place everywhar. Nobody eber helps me into carriages, or ober mud-puddles, or gibs me any best place! And a?n't I a woman? Look at me! Look at my arm!? I have ploughed and planted, gathered into barns, and no man could head me! And a?n't I a woman? I could work as much and eat as much as a man ? when I could get it 00 and bear de lash as well! And a?n't I a woman? I have borne thirteen children, and seen ?em mos? all sold off to slavery, and when I cried out with my mother?s grief, none but Jesus heard me! And a?n't I a woman? Den dat little man in black dar, he say womin can?t have as much rights as men, ?cause Christ wan?t a woman! Whar did your Christ come from?? Whar did your Christ come from? From God and a woman! Man had nothin? to do wid Him. ?Bleeged to ye for hearin? me, and now ole Sojourner han?t got nothin? more to say. [5]

The tragedy of the women?s rights movement was that, although it had serious wrongs to correct, it added to the problem, and here the resistance of man was in as large a measure responsible. Instead of restoring women to their rightful place of authority beside man, women?s rights became feminism: it put women in competition with men. It led to the masculinization of women and the feminization of men, to the unhappiness of both. Not surprisingly, in March 1969, Paris couturier Pierre Cardin took a logical step in his menswear collection show: ?the first garment displayed was a sleeveless jumper designed to be worn over high vinyl boots. In other words, a dress.? [6]

Thus, the Age of Reason brought in an irrational supremacy for men and has led to the war of the sexes. As a result, the laws today work, not to establish godly order, but to favor one sex or another. The laws of Texas reflect the older discrimination against women; the laws of some states (such as California) show a discrimination in favor of women.

To return to the Biblical doctrine, a wife is her husband?s?help-meet. Since Eve was created from Adam and is Adam?s reflected image of God, she was of Adam and an image of Adam as well, his ?counterpart?.? The Biblical doctrine shows us the wife as the competent manager who is able to take over all business affairs if needed, so that her husband can assume public office as a civil magistrate; in the words of Proverbs 31:10-31, he can sit ?in the gates,? that is, preside as a ruler or judge. Let us examine the women of Proverbs 31:10-31, whose ?price is far above rubies.? Several things are clearly in evidence:

  1. Her husband can trust her moral, commercial, and religious integrity and competence (vss. 11, 12, 29-31).
  2. She not only mangers her household competently, but she can also manage a business with ability (vss. 13-19, 24-25). She can buy and sell like a good merchant and manage a vineyard like an experienced farmer.
  3. She is good to her family, and good to the poor and the needy (vss. 20-22).
  4. Very important, ?She openeth her mouth with wisdom: and in her tongue is the law of kindness? (vs. 26). The useless woman of the Age of Reason, and the useless socialite or jet set woman of today who is a show-piece and a luxury, can and does speak lightly, and as a trifler, because she is a trifle. The godly woman, however, has ?in her tongue the law of kindness.? People, men and women, who are not triflers avoid trifling and cheap, malicious talk. Loose talk is the luxury of irresponsibility.
  5. She does not eat ?the bread of idleness? (vs. 27); i.e., the godly woman is not a mere luxury and pretty decoration. She more than earns her keep.
  6. ?Her children rise up and call her blessed; her husband also, and he praiseth her? (vs. 28).

Obviously, such a woman is very different from the pretty doll of the Age of Reason, and the highly competitive masculinized woman of the 20th century who is out to prove that she is as good as any man, if not better. A Biblical faith will not regard woman as any less rational or intelligent than man; her reason is normally more practically and personally oriented in terms of her calling as a woman, but she is not less intelligent for that.

Another note is added by King Lemuel in his description of the virtuous woman:

?Charm is deceitful and beauty is passing, but a woman who reveres the LORD will be praised? (vs. 30, Berkeley Version).

Nothing derogatory towards physical beauty is here intended, and, elsewhere in Scripture, especially in the Song of Solomon, it is highly appreciated. The point here is that, in relation to the basic qualities of a true and capable help-meet, beauty is a transient virtue, and clever, charming ways are deceitful and have no value in the working relationships of marriage.

Important as the role of a woman is as?mother, Scripture presents her essentially as a?wife, i.e., a?help-meet. The reference is therefore not primarily to children but to the Kingdom of God and man?s calling therein. Man and wife together are in the covenant called to subdue the earth and exercise dominion over it?. Certainly, the command to ?increase an multiply? is very important, but a marriage does not cease to exist if it be childless?. God himself defined Eve?s basic function as?help-meet, important as motherhood is, it cannot take priority over God?s own declaration.

Coloradans wake up to a sickeningly familiar horror

NBC News contributor Bill Briggs and Tom Mauser of Ceasefire Colorado talk with MSNBC's Chris Jansing about how the community will move forward from the shooting in Aurora, and what could be done to keep something like it from happening again.

Marc Piscotty / Marc Piscotty for nbcnews.com

Tom Mauser, the father of Columbine High School shooting victim Daniel Mauser, is pictured at his home in Littleton, Colo. Mauser has been an activist for increased gun control in the wake of his own experiences and in light of the Century 16 Movie Theaters shootings at the Aurora Town Center on Friday.

By Bill Briggs, NBC News contributor

Denver-area residents ? especially those who lived through the Columbine shootings near Littleton, Colo. ? awoke to Friday's news, unleashed a collective gasp and murmured into their TVs, phones and laptops: ?Not Colorado. Not again.?

In Mile High City coffee shops and on shady neighborhood streets, most gazes were blank and most heads were silently shaking, as we shared a nauseating rush of d?j? vu, a mutual boot to the belly.

Or, in the case of Tom Mauser, who lost his son, Daniel, during the 1999 shootings at Columbine High School, a painful sensation of another sort.

?Mine was more like a kick to the groin,? Mauser said. ?My phone had been ringing since 5 a.m. (with friends seeking to relay the news) but I didn?t answer. At 6:30, another call. Then I turned on the TV. It was unreal to see this once more.?

?A wave of horror,? said Diane Carman, who covered Columbine for the Denver Post. ?Although the incident was very different from Columbine, the impact on the community is similar in that the victims are so random and the crime is so senseless.?

At a gym near his home in Niwot, Colo., northwest of Denver, Mike Hart noticed, he said, ?the scene was weird, like everyone was walking around stunned, staring at the televisions throughout ? Not Colorado, not again.?

Before the movie theater rampage in Aurora early Friday that killed 12 and wounded dozens, the summer of 2012 already been usually cruel in Colorado after a series of wildfires torched more than 500 homes and killed three people.

Suspect James Eagan Holmes reportedly never said a word while allegedly shooting 71 people and killing 12 in a sold-out showing for Batman movie "The Dark Knight Rises." Colorado Governor John Hickenlooper said it was "the act of a very deranged mind." NBC's Miguel Almaguer reports.

?It's one more awful tragedy in what has seemed like an apocalyptic summer,? said Carman, now director of communications for the University of Colorado of Denver School of Public Affairs.

But it is the terrible echo of Columbine that truly has fueled local feelings that mass murder somehow seems stuck on a surreal loop. In that attack, carried out by two Columbine students, 12 teenagers and one teacher were killed and 21 other people were wounded.

?The main reaction from me is: what the hell is happening to us?? Mauser said.

?Haven't we had enough tragedy?? asked Hart.

?Columbine is just etched in everybody?s memory. And nationally, it really became a jumping off point for discussions of violence in America,? Hart said. ?Whenever there?s a senseless shooting of innocent people, in the articles written, they always say it?s been nine years, or 10 years or 13 years since the last senseless mass murder ? Columbine.?

In that way, Hart believes, the cinema killings in Aurora won?t make Colorado infamous as a beautiful state where ugly, mass tragedies go down.

?Unfortunately, I think we may already have a reputation,? said Hart, Chief Operating Officer at Boulder-based?Bolder BioTechnology, Inc.?

After barely escaping a mall shooting last month, aspiring sports reporter Jessica Ghawi did not survive the theater shooting. Her brother spoke to reporters about her remarkable spirit. NBC's Kristen Dahlgren reports.

?Yes, we?ve had two mass shootings that especially resonated with people. Yes, we are tainted by gun violence. But our rate of gun violence in Colorado is no where near what it is in other states. If people are trying to make us into the Wild West, I think that?s a bad rap,? added Mauser, who today works as the spokesman for Colorado Ceasefire, the only gun control group in Colorado that endorses and supports certain candidates for elected office. He also recently self-published a book about losing his son at Columbine, ?Walking in Daniel?s Shoes.?

?It?s pretty early to draw a conclusion? as to whether the rest of the nation or the world will look at Colorado as an unruly, gun-happy place, Carman said.

?But let?s face it, Colorado has always been very pro-gun-rights state. And there is an undercurrent of an old frontier mentality here. So I would suspect that people would divide along those kind of lines on this issue,? she added. ?Some will still feel that (gun ownership) is a strong tradition and value here. But there are some who will suggest that maybe it?s time to reconsider that.?

/

As many as 12 people were killed and 50 injured at a shooting at the Century 16 movie theatre in Aurora, Colo. early Friday during the showing of the latest Batman movie.
