Can You Invest in Both an IRA and 401k? | WiseStockBuyer

Of the various defined contributions plans out there today, the two most popular are individual retirement accounts (IRAs) and 401k plans. Both have their advantages and disadvantages, and both are widespread; it?s estimated that 50 million Americans have a 401k plan and 47 million have an IRA of some kind.

While you can have more than one IRA at some point ? and many do ? many people wonder if you can invest in a 401k and an IRA at the same time, thereby taking advantage of the benefits of each and diversifying your investment.

Is that possible? Here, I?ll answer that question while providing you with key insights about 401ks and IRAs so you can make an informed choice about your next retirement savings plan.

Investing in IRAs and 401ks

For those wondering if you can invest in 401ks and IRAs at the same time, the short answer is simple: Yes, you can.

Whether you should, though, is another question altogether. Plus, it may make sense for you to pick one or the other, depending on your situation and financial requirements. But, you can have an IRA and a 401k, and the two do not really have much to do with one another (with one exception that we?ll talk about).

The main thing to know about a dual investment strategy is that the numbers related to each plan are not related to one another. Both plans have annual contribution limits, as you may already know.

The good news is that there is no one, single limit for all of your contribution plans. For example, for 2012, you are limited to $17,000 for your own contributions for your 401k plan; for your IRA accounts, you are limited to $5,000, or $6,000 if you are over the age of 50. Note that the IRA number is for all of your IRA accounts, whether you have a traditional IRA or a Roth IRA.

So, if you have two plans, you can contribute $22,000 if you are under the age of 50 or $23,000 if you are over the age of 50 (plus $5,500 a year for your 401k if you are 50 or over for catch-up contributions).

Should You Have Both?

I?m a big believer in maxing out your contributions if at all possible. You get a tax-deferred way to grow your money and enjoy the power of matched contributions from your employer with your 401k. In fact, that is one big advantage a 401k has over an IRA ? an employer can match your 401k contributions and give you free money while you?re on your own with an IRA.

That doesn?t mean you should just go with a 401k, though. If you can also contribute to an IRA or an Roth IRA, do it ? that just gives you yet another avenue to grow even more tax-deferred money.

Contributions to a traditional IRA may even be tax deductible, even if you contribute to a 401k plan too. Whether or not you can do that depends on your modified adjusted gross income (consult your accountant for specific details).

You can also benefit from a Roth IRA because withdrawals from a Roth IRA aren?t taxed hen you withdraw them. This is advantageous if you are going to be in a higher tax bracket when you begin your withdrawals than you are now (it?s the other way around for a traditional IRA).

The thing to keep in mind is that if you make in excess of $105,000 a year (single) or $173,000 (married), you won?t be able to make the full contribution to your IRA accounts. Your 401k plan generally will be unaffected by your income unless you fall into a category called ?highly-compensated employee?. This is determined by your company and could lower your contributions.

Basically, if you can contribute comfortably to both plans, do so. A 401k gives you the advantage of matched employee contributions, while an IRA gives you flexibility and independence from your employer. It also gives you tax advantages, either by tax-deductible contributions (with a traditional IRA) or potential tax savings (with a Roth IRA).

Choosing One or the Other

If you can only invest in one, which one should you choose?

All other things being considered equal, go with a 401k, if only because you can grow your net worth through matched employer contributions (which really is free money). 401k plans have higher yearly contribution limits, too, which means you can save more for retirement ? even if you might possibly pay more for retirement.

You usually don?t have to pick just one, though; go for both if you can and really maximize your savings and investments for retirement.

New mechanism of bacterial pathogenesis discovered

New mechanism of bacterial pathogenesis discovered [ Back to EurekAlert! ] Public release date: 27-Jun-2012

Academy of Finland

Scientists have identified a new mechanism of bacterial pathogenesis. The results of the research project, partly funded by the Academy of Finland, have been published in the journal Proceedings of the National Academy of Sciences of the United States of America (PNAS).

Bacteria that cause chronic infections have an amazing but yet poorly known ability to subvert immune response, live and produce offspring, enter and wake up from a dormant phase to cause, in some instances, deadly complications.

Bartonella bacteria cause chronic infections in mammals (incl. humans), and are typically transmitted to new hosts mainly by arthropod vectors such as fleas, lice and ticks, but also via direct tissue trauma (e.g. cat scratches).

One very notable feature of these bacteria is their ability to cause vasoproliferative tumours that resemble Kaposi's sarcoma in patients suffering from immunodeficiency (e.g. AIDS, aggressive cancer treatments, organ transplantation). If left untreated, these foci of inflammation maintain a chronic infection and contribute to transmitting bacteria to new hosts.

In his research, biologist Arto Pulliainen (University of Turku) has demonstrated that Bartonella henselae injects a protein called BepA into vascular endothelial cells and that this protein manipulates cAMP-mediated cell signalling using a previously unknown mechanism.

BepA directly binds the host cell adenylyl cyclase, which is an enzyme responsible for the production of cAMP. However, the binding of BepA to the adenylyl cyclase does not activate cAMP production per se, but the adenylyl cyclase rather becomes more sensitive to its natural activator, stimulatory G-protein (G?s). The cellular concentration of cAMP increases and prevents the death of the host cell. BepA significantly prolongs the lifespan of the host cell and partly contributes to the formation of vasoproliferative tumours.

Several bacterial species are known to manipulate host cell functions via cAMP-mediated cell signalling. The symptoms are typically very strong and may even be deadly. The best-known example is Vibrio cholerae and its cholera toxin, which modifies G?s into a permanently adenylyl cyclase-stimulating form. BepA, in turn, manipulates host cell signalling in a subtle sophisticated manner, which is ideal for chronic persistence of Bartonella henselae in the infected vascular endothelium.

The research has been carried out at the Universities of Basel and Turku.

Chinese TV viewers have never seen anything like it, and they are lapping it up. High on production value and low on politically correct pomposity, a new documentary series ?A Bite of China? has broken all audience records.

It doesn?t hurt, of course, that the series is about food, a subject dear to most Chinese hearts. It helps, too, that the seven episodes are lovingly filmed in high definition, offering lyrical, often sensuous shots of particularly delicious or beautiful food.

But most importantly, perhaps, in a country where consumers live in fear of poisoned baby formula, cooking oil recovered from restaurant drains, and pesticide-laced fruit, the series highlights good, traditional simple food and the people who harvest and prepare it.

?At a time of food safety crisis in China, these programs are popular because they show respect for tradition, hard work, and nature,? says Cheng Chunli, deputy head of international marketing for China Central Television, the state-run broadcaster that made the shows.

CCTV?s documentaries, which tend to be dull, worthy programs taking a heavily didactic approach to historical or cultural themes, normally draw about 20 million viewers. More than 100 million people have seen all seven episodes of ?A Bite of China,? says Ms. Cheng. For the first time, she adds, a documentary has proved more popular than the drama series that normally top the Chinese ratings.

Chen Xiaoqing, who directed the series, says he never expected it to be so popular even though ?everybody likes to eat.? He attributes its unexpected success to the fact that CCTV premiered the series last month on its flagship channel and to the novel style in which he made the programs.

??We took a Western approach,? Mr. Chen says, explaining how that differs from the standard Chinese method of making a TV documentary. ?It?s very simple,? he says. ?It?s telling a story, whereas other [Chinese] documentaries try to educate you.?

Chen seduces the viewer into being educated by the beauty of his HD film. Whether through a voluptuous shot of silky soymilk being poured into an earthenware vat or the appetizing sizzle of a wokful of stir fried beef, Chen draws in the viewer.

The director clearly loves food; indeed he says that he is ?still looking for a dish I cannot eat.? And he is entranced by the magic inherent in food, explaining and showing how racks of tofu can grow delicate white hairs until they resemble mattresses, or how sparkling crusts of salt crystallize from salty well water as it evaporates in the sun.

One episode, devoted entirely to the soybean and its multitudinous derivatives, recounts the legend of tofu?s invention in the pursuit of magic: An ancient Chinese emperor-wizard in search of the secret of eternal life added gypsum to soymilk and found it gelled into bean curd.

As the mellifluously voiced narrator declaims portentously, ?the invention of tofu forever changed the soybean?s destiny.?

Young Aroostook County athletes make strong showing at Maine ...

BREWER, Maine ? Kes Lavoie has always been a baseball player. The 13-year-old from Bangor played this spring on the Cohen Middle School ?A? team and also competes on a Junior League squad.

On a damp, gray Tuesday, she demonstrated her strong throwing arm ? this time, with a softball in her hand.

Lavoie uncorked a throw of 145 feet, 6 inches to win the ages 13-14 softball throw during the 35th Maine Hershey Track and Field State Championship meet at Pendleton Street Field in Brewer.

?I?ve been playing baseball and I realized that I was able to throw a lot farther than most of the girls my age,? Lavoie said.

?My farthest throw I?ve done is 157, so I was trying to get 160 today, but I don?t know what happened,? she said. ?The ball was kind of wet and it was harder to throw.?

More than 200 youngsters ages 9 to 14 earned the right to compete in the state meet, which is run by the Maine Recreation and Parks Association and sponsored by the Hershey Co.

The athletes, who came from cities and towns across Maine, were vying to earn spots in the Hershey Track and Field Games North American Final, scheduled Aug. 4-5 in Hershey, Pa.

Tim Baude, Maine chairman for the Hershey Games, said each state and Canadian province is guaranteed five competitors at the North American Final. Mainers are going up against competitors from the other New England states and the Maritimes.

He said it will be approximately two weeks before any of the Maine winners learn whether they earned a trip to Hershey.

?[It?s a] four-day, all-expenses-paid trip by Hershey,? said Baude, adding that the athletes and their parents are flown to Pennsylvania, where they stay and eat for free. ?They actually open the [candy-making] plant one day for us. They get to go to Hershey Park, stay at college dorms and get to meet kids from all around the United States and Canada.?

Tuesday?s meet brought together runners, jumpers and throwers in three different age groups: 9-10, 11-12 and 13-14.

Aspen Cote of Madawaska and Daniel Hemminger of Portland demonstrated their versatility as three-event winners.

Cote claimed the 100 meters (14.27 seconds), the 200 (29.71) and the long jump (7 feet, 4? inches) in the girls 13-14 age group. Hemminger won the 100 (14.32) and also took the 200 (29.80) and the softball throw (147-10) for boys ages 11-12.

Adam Bohlen of Bucksport enjoyed a successful day on the track in the boys 13-14 division. He claimed the 1,600 with a time of 5:41.43 and then won the 800 in 2:34.69.

?It felt great,? said the 13-year-old, who runs middle school cross country and track in Bucksport. ?I beat my last record [in the 1,600] by 10 seconds.?

In both races, Bohlen had to fend off late challenges by competitors. He edged Jake Flewelling of Easton in the 1,600 and Thomas Dupuy of Greenville in the 800.

?I heard him [Flewelling] behind me, but that means I know the last lap I had to go even harder,? Bohlen said.

Caribou?s Parker Deprey won the 100 (16.12), the softball throw (119-9) and ran on the first-place 4?100 relay (1:10.87) along with Ethan Holdsworth, Carter Quist and Jordan Duplissie in the 9-10 division. Isaac Robison of Bangor won the 100 (13.36) and the long jump (8-7) for 13-14 boys.

Niko Naranja of Fort Kent won the 400 meters (1:13.67) and was part of a first-place quartet in the 4?100 (1:04.38) along with Alex Nissenbaum, Zachary Nadeau and Max Ouellette among 11- and 12-year-olds.

That group continued Fort Kent?s tradition of excellence in the boys relay. Nadeau, Naranjo and Ouellette had been part of previous Hershey winners.

?If you actually trust your friends, that they can do well, you have this feeling that it?s going to be easier for you to push it because they?re depending on you and themselves,? Ouellette said.

Aroostook County sent 133 athletes to the meet, including a talented 9-10 girls contingent. Paige Espling of Caribou won both the 400 (1:25.61) and the long jump (6-7?) and finished second to Caribou?s Emma Hixon by one-hundredth of a second in the 50.

?I start out jogging and then when I get to that [last] corner I usually start sprinting,? Espling said of the 400.

Bailey Bellefleur of St. Agatha, running for Fort Kent, showed off her speed in the 11-12 girls bracket. The 11-year-old won both the 100 (14.82) and the 200 (31.40).

Fort Kent teammate Dolice Tanguay was a double winner among the 9-10 girls, taking the 100 (16.02) and the 200 (33.94). Kolleen Bouchard of Houlton, competing in the 11-12 girls, threw the softball 129-2 to earn first place and was second in the 100.

?I don?t know if it?s enough to make it to Hershey. They can throw far down there,? she said of her softball throw.

Bouchard also is playing in an all-star softball tournament at Hermon.

Other girls winners included ? ages 9-10, girls: 4?100, Houlton (Emma Drew, Alyssa Abbotoni, Grace Johnson, Lauren McGillicuddy), 1:14.71; softball throw, Alana Legasse (PI), 65-8; boys: 50, Connor Demerchant (PI), 8.50; 400, Ethan Holdsworth (Car), 1:19.21; 200, Sawyer Deprey (Car), 34.12; long jump, Holden Stoutameyer (PI) 6-7.

11-12, girls: 400, Annah Rossvall (Portland), 1:08.26; 800, Alexis Rodriguez (Car), 3:09.09; 4?100, PI (Miranda Drost, Kate Goulet, Isabelle Jackson, Libby Moreau), 1:08.48; long jump, Abby Pipkin (Port), 7-1; boys: 800, Evan Michaud (Car), 2:43.28; long jump, Cole Winslow (Hou) 7-1.

13-14, girls: 1,600, Jordan Tanguay (FK), 6:09.53; 800, Gentle Prescott (FK), 2:47.05; 4?100, Easton (Emma Bonner, Sara Gilman, Elise Allen, Breann Clayton), 1:07.10; boys: 100, Isaac Robison (Bangor), 13.36; 200, Jacob O?Berry (PI), 25.71; 4?100, PI (Gavin Kelley, Max Bartley, John Saucier, Jacob O?Berry), 1:01.00; long jump, Isaac Robison (Bangor), 8-7; softball throw, Cole Tweedie (Hampden) 182-9.

Chaplains' View: Same-Sex Marriage ? OutServe Magazine

Military Same Sex Marriage as a Religious Rite and Right: A Chaplain?s View

by Paul W. Dodd, Chaplain (Colonel), U.S. Army (Ret) and
Tom Carpenter, Esq. (CAPT USMC 1970-1982) and Elder, Presbyterian Church (USA)
Co-Chairs, Forum on the Military Chaplaincy

Tech. Sgt. Umali and Mr. Behrens? wedding photo

A?wedding took place this weekend at Joint Base McQuire-Dix-Lakewood in New Jersey, a state that allows civil unions. ?The chaplain who performed the ceremony was a minister from the Evangelical Lutheran Church and the couple were an Airman ? Tech. Sgt. Erwynn Umali ? and ?his civilian husband Will Behrens.? The chaplain was performing the duties required of her by the Consitution and in conformity with the traditions of her denomination. Clearly, there will be major pushback from those opposed to marriage equality and who claim to believe in the exercise of religious freedom, so long as the relgion is theirs.

Last month an enlisted soldier and her partner were quietly blessed in a private religious ceremony at an Army chapel.? Word leaked out, however, unleashing a vociferous attack by Republican congressmen and ?others, who condemned the ?marriage-like ceremony? as illegal and a desecration.

That religious ceremony marked the first known use of a military chapel for a same-sex couple, a highly charged political issue.? The service ? at an installation chapel at Fort Polk, La., ? had no legal effect as Louisiana does not recognize gay marriages or civil unions.? It was solely a religious rite under the auspices of their religious denomination ? a simple expression of their free exercise of religion.

?It?s outrageous and illegal,? crowed Rep. Todd Akin (R-MO), a member of the theologically conservative Presbyterian Church in America, and the chairman of the House Armed Services Committee who has introduced several bills to prevent such ceremonies.

Akin?s colleage, Rep. John ?Fleming (R-LA), a Southern Baptist who represents the district where Fort Polk is located, chimed in that ?A same-sex marriage-like ceremony should not have occurred at Fort Polk, especially since the people of Louisiana have made it abundantly clear that our state does not recognize same-sex marriages or civil unions.?

This statement is curious as that ceremony never purported to constitute a gay marriage or civil union.? It was never intended to be made public, let alone make national news.

The ceremony was made public by retired Army Chaplain Ron ?Crews, the Executive Director of the Chaplains Alliance for Religious Liberty (CARL),? an organization made up of retired conservative military chaplains. The name is an oxymoron, as CARL seeks the free exercise of their conservative religious beliefs while repressing that of other faith groups.

?Marriage-like? has become a virtual buzz word among opponents of marriage equality, ignoring the fact that the simple blessing of a loving and committed same-sex relationship does nothing to confer the 1,138 federal benefits of civil marriage.? Hardly ?marriage-like.?

Akin and Fleming were backed up by Tony Perkins, a Southern Baptist, and president of the right-wing Family Research Council, who said the ceremony was a ?clear violation of the Defense of Marriage Act (DOMA). These three could not be more wrong.

They ignore the fact that in many churches and temples across America, religious leaders are joyfully conducting same-sex commitment ceremonies, unions, and marriages. These religious rites may or may not have legal significance, but they are not prohibited. The Fort Polk couple is not married under the laws of Louisiana or the United States; they had a religious rite, without any of the legal rights of marriage.

Here were three American citizens merely carrying out their First Amendment right to freely exercise their religion. Crews, Fleming, Aiken and Perkins would deny them this most important religious liberty. Why? Because this rite, the ritual blessing of a same-sex couple, does not comport with their conservative religious beliefs. Of course, they will not admit to this, so they very cleverly conflated a religious rite with a legal right. This is the strategy being employed throughout the country by those who oppose marriage equality.

They claim to be in favor of religious liberty, but the truth is, only so long as it is consistent with their beliefs. They don?t approve of same-sex ceremonies, so they would bar other denominations from performing them ? by their logic, they can dictate what ceremonies an Episcopalian, United Church of Christ, Unitarian, Catholic or Jewish chaplain is allowed to perform! This is patent nonsense. Are these three going to tell chaplains they can?t conduct a funeral for a gay soldier killed in action? How far will they go?

Even though the Fort Polk ceremony was not a civil marriage, the civil union ceremony held this weekend in New Jersey has a legal impact. This rite, voluntarily performed by Navy Chaplain Kay Reeb of the Evangelical Lutheran Church of America ? a ?denomination that allows same sex marriage ? will ?provide the couple marital rights under state law.

Try as these opponents may, DOMA will not prevent these legal marriages from being celebrated on any military installation in a state with marriage equality laws. To do otherwise would be to deny that soldier (or Marine, or sailor, or airman) their religious liberty to the ceremonies practiced by their faith group. The policy of the Department of Defense is clear: ?A military chaplain may participate in or officiate any private ceremony, whether on or off a military installation, provided that the ceremony is not prohibited by applicable state and local law.?

Military chaplains exist to serve our military members. Period. The job of the chaplain is to ?perform or provide? the religious ceremonies that the service member requests. Those who would deny these patriots the right to exercise their religious rites do not understand the military OR the chaplaincy.

We salute the chaplains who conducted the rites in Lousianna and New Jersey. They are witness to the highest standards ?of the military chaplaincy.

The following are statements of support for the Chaplain who conducted the ceremony at Fort Polk from leaders of a Texas based seminary:

?Religious freedom in the United States is a central conviction around which the values and beliefs of our country have been shaped and I am pleased to offer support to any military chaplain who feels the moral obligation to respond to the pastoral needs of those whom that chaplain serves. Those who are called to serve in military chaplaincy do so by standing on the integrity and commitment of diverse religious traditions. The work of chaplains, in part, is to discern what is most needed in the spiritual lives of those whom he or she serves. Believing that same-gender-loving people are invited into faithful relationships and that God blesses such relationships, this chaplain offered a religious ceremony that honored and valued not only that relationship, but God?s presence in that relationship. I am pleased that a chaplain so valued the relationship of two people who wanted to commit themselves to one another in the presence of God that he offered a religious ritual in order to formally recognize that relationship.?

Joretta Marshall, Ph.D.
Dean and Professor of Pastoral Theology and Pastoral Care and Counseling
Brite Divinity School
Fort Worth, Texas

?As a professor and ordained minister who has worked closely with women and men preparing for military chaplaincy at Brite Divinity School for twenty years, I believe the religious action of a U. S. Army chaplain to bless a union of two same-gender-loving people to be in the best tradition of generous, strong, and faithful ministry in the twenty-first century.? The hallmarks of good ministry are authenticity and adherence to one?s faith tradition, care and? compassion for the people one serves, intelligent decision making about what best meets the needs of those one is called by God to serve, and the willingness to serve all the people with theological courage. I am pleased that a military chaplain has acted in accordance with the best practices of ministry in the Armed Forces of the United States to meet the request of troops for a blessing upon their relationship in love.? What this chaplain has done breathes new life into the Golden Rule: to act in good faith toward others as we would wish others to act toward us. This is a good model of how pastoral ministry should be done anywhere, and it upholds the principles of religious liberty and the freedom to express one?s religious faith?foundational principles of the Constitution that all Americans cherish, regardless of denominational or faith community affiliation.?

Law of Attraction ? The Secret | ExpertsArticles.com

Laws are made for a reason. They provide feedback to the individual whether their behaviour is acceptable to the standards upheld by the applicable law. Some people get away with breaking the law, some don?t, and others become wrongfully accused. The law is not perfect in its justice and righting what we deem is wrong, unless you are talking about the only law that really matters ? the law of attraction.

What is the Law of Attraction?

The law of attraction is the belief that like attracts like, and that positive and negative thoughts bring about positive and negative results, respectively. In a nutshell, you attract to you people and consequences that are a direct reflection of the thoughts with feeling you are having on a day to day basis.

One of the most famous books ever published was based on the law of attraction and that ?thoughts are things?. Napoleon Hill wrote Think and Grow Rich in 1937 after interviewing hundreds of Americas most affluent people and boiled down their success in their personal and business life to the fact that these individuals understood that how they thought was going to create their reality.

This book is a timeless classic due to the fact that it is rooted in a timeless principle ? the law of attraction.

Law of Attraction ? It?s Universal

The law of attraction is one that is universal in nature and knows no physical boundaries. Its the one law that is consistent across the earth, stars, and planets. Its the one law you can never hide from, avoid, or impose on someone else.

That?s right, the law of attraction is as perfect a law as there is on this planet.

What?s better, it is unwavering and always gives back to the person what they rightly deserve, based on their thoughts and feelings. You can?t fake out the law of attraction. You can?t ask for a ?do over? from the past. However, you can literally get what you want no matter how small or large it may seem to you at the time, in the ?future?.

After all, the law of attraction doesn?t care how impossible something seems?it only cares that you believe it, and think about it often.

Implications of the Law of Attraction

The effect this law has on your life is how you decide to leverage it.

Whether we like to admit it or not, we have no choice but to accept that the life we have currently is a residual of our past thoughts we had with feeling (conscious or subconscious). The good news is if we don?t like it, we can always change our thoughts to reflect a more positive outcome for our future.

This may seem easy at first, and it is with regards to its simplicity in its nature, but practicing the law of attraction on a continual basis is what stops people from getting what they truly want.

If you simply decide to change you thoughts on a daily basis, with belief, after 30 days you could expect those thoughts to start becoming your reality. For some, they start seeing results right away! However, if you want this to be a constant flow of universal ?goodness?, you need to practice the law of attraction every day by examining your thoughts and making sure they are only positive in nature and focus on what you want to help it become your reality.

If this seems difficult to you, you are going to have to accept that all your thoughts, regardless if they are negative or positive, will manifest in a physical way. That?s a lot of power to control, but the possibilities are endless.

You can literally leverage your thoughts to become who you want to be! That?s the power of the law of attraction!

What?s a Practical Way to Use The Law of Attraction?

There are 2 important components is using the law of attraction. Expressing gratitude, and believing what you are wishing for is already yours.

Some people call it an ?attitude of gratitude?. For you to attract more of the things you want in life, you need to be thankful for what you already have. So if you are focused on creating more wealth for yourself, you can?t think about all the debt you currently are in (this is the one aspect many people trip on). You need to be grateful for the money you do have and feel good about it every single day. This will help you attract more money (and with the right actions, it can really accelerate the process).

The other important factor when using the law of attraction is that you believe that whatever you want is already in existence. The mind can not tell the difference between what you believe is your reality, and what is not. Therefore, if you believe in your mind that your new car is already yours, it will help attract that to your existence. Conversely, if you are thinking about how you dislike your current vehicle, and you are hoping to have a new one in the future, that?s where it will remain.

So express gratitude, believe you already have what you want, and be ready to receive it.

A Law of Attraction Exercise

I recently held an exercise with my business partners on using the law of attraction. Each day, for 30 straight days, we expressed genuine gratitude for what was currently in our existence, and believed what we wanted was already ours, and we just needed to be ready to receive it.

Within a few days of this law of attraction mastermind, people were already starting to notice some serendipitous activity with them, and their family! This brought it home that an attitude of gratitude is the only way to live, and that our thoughts needed to be on course with what we wanted to come into our existence.

I encourage you to use the law of attraction in your life every single day to get what you want. Failure to take control and use it wisely, will haphazardly create your life.

Let the universe know what you want, be clear about it, and believe it is already yours. Back that up with gratitude for the things in you life you already have, and you are on your way to create a new existence, tailored specifically by you and the law of attraction.

Remember ? you?re reading this post for a reason. Don?t take it for granted, and be grateful you found it. It comes from a source that knows EXACTLY how to get what you want.

Home Staging and Redesign, Newnan, GA: Are You Attracting ...

Flippers are real estate investors that search the market for low priced properties that need small inexpensive repairs. They make the repairs at a low cost, put the property back on the market and sell it, often for a good profit.

If your house needs repairs, it may be putting buyers off and attracting flippers. Buyers approach a property and see needed small repairs and they automatically start thinking, "Hmmm, I wonder what else is wrong with this house" and that is not the seed that you want to plant in a buyers mind. Small repairs says "differed maintenance" to a buyer.

Are you attracting flippers by not making the necessary repairs BEFORE listing your property? If your house needs work, selling to flippers can be a viable option to get your house sold, but you are not going to get the price you want. They want to purchase at a price below market value.

Studies show that we have more 1st time home buyers under the age of thirty than ever before and they are willing to pay MORE for a MOVE-IN READY house. If there is a similar house to yours down the street that doesn't have a "honey do" list that comes with the selling price, that is most likely the house that the buyer will choose.

Go ahead and make these repairs before you put your house on the market. If you can find a buyer that is willing to buy, the offer that they are going to make will be much less than what it would have cost you to make the changes in the first place.

There is always a "New Listing" buzz whenever a new property goes on the market and that usually is the best time for your house to be shown and go under contract. Why risk losing a buyer by having them see your property before it's ready to be sold? Go ahead and make the house appeal, not to flippers that will make low ball offers, but make it appeal to the first time home buyer.

Take it from Whoa to Wow! Make it 1st time friendly.
